The price of property in Hong Kong is extremely high. I am afraid that I may never be able to afford to buy. Any suggestions on ways to buy property without much down payment?

Torihu, I don't how the situation is in Hong Kong, but I can tell you, right now home prices in Sydney, Australia, where I spend about half my time, are ridiculous high, and have been so for almost 6-7 years now. I would not buy a property in either place until prices come down significantly relative to incomes, because it's definitely NOT a buyer's market right now. The worst thing you can do is buy into a record boom property market at its top with a mortgage on your apartment or house, and then find you owe more on your home loan than your property is worth if the property market crashes. Especially with the big possibility for a slowdown in mainland China right now, I think both the Sydney and Hong Kong market will come down significantly in real terms the next 5-10 years. At the very worst, I don't they they can move up much from the very high prices they are already at, so I would really just start saving and paying down debts so that you can buy in if and when a property price decline happens.

Does you opinion change if you were planning on buying as a long term investment, with renting out the property in-mind?

Do you have any opinions on that type of investment in general?

The fact still stands though. If property is expensive compared to income at the time, it would make it harder to find someone willing to pay the amount you need in rent to compensate for your mortgage. The margin for profit is very slim. As Shane said I think it would be best to either look elsewhere, or save up in patience for the right opportunity. One of the important things to remember when investing is timing.
